LDGS Phase 2 Community Survey
The Community Development Department has released a survey to allow the public additional opportunity to comment on the Proposed LDGS Phase 2. The survey will close July 5, 2021. The Community Development is currently working on a second phase to the County's Land Development Guidansce System (LDGS). This phase is exploring increased density and Planned Development Projects (PDP) as a component to the existing LDGS. The first phase of the Land Development Guidance System (LDGS) was adopted by the Board of Commissioners in March of 2020. LDGS Phase 1 was enacted to replace the County’s previous Rural Conservation zoning district allowance for all residential development types throughout the district. The adopted LDGS uses county GIS data to assign point values to all properties based upon the parcel’s proximity to a variety of infrastructure and services. The point values then prescribe the density/intensity of the allowable residential use. (Please reference the map below). This second phase of the LDGS is focused on identifying areas that may allow increased density based on existing infrastructure and capacity. The second Phase incorporates the LDGS point framework adopted in March of 2020.
